This is the whole list. If what you need isn't on it, book time instead and I'll tell you what it'll take before I start.
- $45 minimum visit. Anything smaller than that, batch it with something else and we'll both come out ahead.
- Stack and save. Three or more jobs in one visit takes 10% off. Five or more takes 15%.
- Travel is free inside Redondo, Hermosa and Manhattan. $25 flat out to about 12 miles. Past that I'd just be selling you my drive time.
- $1,000 per job, hard ceiling. That's the legal limit for the kind of work I do, and I don't get creative about it. Bigger than that and I'll hand you someone licensed.
These prices are labor. If a part is needed, you've got two choices: buy it yourself before I come, or I pick it up at cost plus a flat $15 run fee. Either way you see the receipt.
Lights, Fans & Electrical
Fixtures, fans, switches and outlets — swapped, installed and working.
I do fixtures, not circuits. New wiring, anything inside the panel, anything needing a permit — I'll hand you two electricians I'd use at my own house.
Air Conditioning & Comfort
Window units in, window units out, and the drafts in between.
Window and portable units only. Central HVAC, refrigerant lines and ductwork need a licensed HVAC contractor.
Plumbing
Clogs, leaks, running toilets and every fixture you can reach.
Fixtures and traps, yes. Inside walls, under the slab, gas lines and the water heater itself, no.
Doors, Locks & Hardware
Doors that stick, doors that won't latch, locks that need replacing.
Interior and existing exterior doors. Cutting a new opening or replacing a structural header needs a permit and a licensed contractor.
Walls, Patches & Paint
Holes filled, texture matched, touch-ups that actually match.
Repairs and small paint jobs. Whole-house repaints and anything over $1,000 in total needs a licensed painting contractor.
Hanging & Mounting
TVs, art, shelves, curtains, mirrors — level and anchored properly.
Furniture, Cabinets & Drawers
Drawers that fall out, cabinet doors that hang crooked, flat-pack boxes still in the hallway.
Appliances
Swapped in, hooked up, leveled and tested.
Plug-in and existing-hookup installs. New gas lines or new dedicated circuits need a licensed trade.
Outside the House
Gates, fences, gutters, patio lights and the junk pile in the side yard.
No roof work, no tree work, nothing above one story.
